1)The property is selling subject to all easements, restrictions, reservations and rights of way that are apparent, or are of record. The Sellers agrees to furnish a title insurance policy title commitment insuring marketability, and the Buyer shall be furnished a current title insurance commitment. The cost of the title insurance will be equally divided between the Sellers and the Buyer. The cost of any title insurance lender’s endorsement, ˝ the escrow closing fee, and other customary closing costs will be paid by the Buyer. The Sellers agrees to convey title to the Buyer by Warranty Deed, or similar conveyance free and clear of all liens, encumbrances, special assessments levied or assessed, and subject to all easements, reservations, conditions, limitations, and covenants of record.
2)The Auction is for cash, and is not contingent on the Buyer securing financing after the Auction. Buyers should have made necessary financial arrangements prior to the Auction. The Auction is with reserve, and the Sellers reserves the right to reject any, and all bids.
3)The Seller will pay the 2017, and prior years real estate taxes. The Buyer will be responsible to pay the 2018, and subsequent years real estate taxes. The 2018 real estate taxes will be prorated to closing based on the estimated 2017 real estate tax amount.
